01. Scope and operator
These terms govern use of omirealestate.com, operated by OMI STONE For Real Estate Buying & Selling Brokerage L.L.C under the OMI Real Estate brand. They apply to website browsing and the use of its content and enquiry features.
They do not replace a brokerage instruction, a reservation, a sale contract, a tenancy agreement or another signed service agreement. If a separate agreement applies to your transaction, that agreement determines the services, fees and obligations it covers.
02. Acceptable use
Use the site lawfully and provide information that is accurate to the best of your knowledge. Do not impersonate another person, submit information without authority, send abusive or unlawful material, attempt unauthorised access, introduce malicious code or interfere with the site or its enquiry services.
Do not scrape, copy or republish the property catalogue or use the OMI identity to suggest an association that has not been authorised. We may restrict website access or reject enquiries that misuse the service, subject to applicable law.
03. Property listings and availability
Listings provide an introduction to a property or development. Prices, annual rental amounts, availability, dimensions, furnishing, amenities and other details may change. Measurements and descriptions should be checked against the relevant documents and the property itself before any commitment.
Some photographs show a neighbourhood, a comparable setting, a furnished example or an architectural rendering. Where the accompanying description identifies such imagery, it is contextual rather than confirmation of the exact unit’s condition or contents. Contact OMI to confirm what each image represents.
04. Enquiries, offers and reservations
Submitting an enquiry, requesting a viewing, downloading a brochure or contacting an agent does not reserve a property or create a brokerage, sale or tenancy contract. A message or acknowledgement from the website is confirmation of receipt, not acceptance of an offer.
Before making a commitment, confirm the property identity, the authorised parties, the applicable terms and the documents required. Do not transfer funds solely on the basis of website content or an unverified message.
05. Prices, charges and commissions
Unless expressly identified otherwise, property amounts are shown in UAE dirhams (AED). Rental listings describe the period indicated on the listing, usually annual rent. The displayed amount should not be treated as an all-inclusive cost.
Brokerage fees, applicable taxes, registration or transfer charges, deposits, service charges, financing costs and developer or building charges must be confirmed for the relevant transaction. A fee or commission is governed by the applicable written agreement; these website terms do not establish a universal commission rate.
06. Off-plan information and documents
Renderings, proposed specifications, floor plans, facilities, payment schedules and handover dates are supplied for information. Check them against the developer’s current approved documents and the agreement for the particular unit. Proposed features or dates are not a guarantee of delivery in the form or at the time shown.
Availability, allocation, reservation conditions and refund arrangements must be confirmed with the authorised parties. OMI does not guarantee rental returns, capital appreciation, investment performance or the suitability of a development for every buyer.
07. Guides, Journal and professional advice
Neighbourhood guides and Journal articles are general editorial information. Locations, facilities, transport links and market conditions can change. Confirm the matters relevant to your own decision using current, authoritative sources.
Website content is not individual legal, tax, financial, mortgage, surveying or investment advice. Obtain advice appropriate to your circumstances before entering a transaction.
08. Website availability and external services
We aim to keep the site available and its information useful, but access may be interrupted by maintenance, technical problems or circumstances outside our control. We may update content or features as the site develops.

09. Intellectual property and responsibility

We may update these website terms. The date shown on this page identifies this version. Changes to website terms do not, by themselves, rewrite an existing signed transaction agreement.
